As residential Chartered Surveyors, we have a dedicated Survey & Valuation department. Centrally based at our regional administration office in Spennymoor, our experienced Chartered Surveyors cover much of the North East. On a daily basis we are undertaking a considerable volume of professional work on behalf of a wide range of corporate and private clients.
We are able to provide VALUATION REPORTS which may be required for a variety of reasons including for security and lending, capital gains tax purposes, probate/inheritance tax purposes or in connection with matrimonial disputes. Our fees basic valuation reports start from only £150+VAT.
If you are buying a new home, you take an enormous and unnecessary risk if you decide to proceed without commissioning a formal survey of some kind. If you are applying for a mortgage, it is important for you to be aware that lenders are increasingly carrying out electronic valuation assessments on the basis of Automated Valuation Models (AVM’s). As a result, the property you are buying will not be inspected by anyone on behalf of the lender. This makes it additionally important for you to commission your own survey. For your peace of mind we offer two of the market-leading survey options from RICS Surveys.
Firstly we offer the RICS Home Survey Level 1. Previously known as ‘the RICS Condition Report’, this is the most basic form of survey. It involves an inspection of all of the main elements of the property being purchased. The client receive a succinct and objective assessment which gives a Condition Rating (1-best; 3-worst) on each element. Our fees for the Level 1 Report start from only £250 + VAT.
Secondly we offer the RICS Home Survey Level 2. Previously known as ‘the RICS HomeBuyer Report’, this is an extremely popular and well-know form of ‘economy’ service. Following a more detailed inspection, the surveyor again gives each element of the property a Condition Rating (again, 1-best;3-worst). The report also gives useful advice and recommendations regarding any works necessary.
This service is now available as a ‘Survey Only’ or as a ‘Survey and Valuation’. The latter option includes both a Market Valuation and an assessment of the cost of reinstating the property for insurance purposes.
Our fees for the RICS Home Survey Level 2 (Survey only) start from only £325 + VAT whilst of fees for the RICS Home Survey Level 2 (Survey and Valuation) start from only £350 + VAT

In order to offer your property for sale or to let, you will need a current Energy Performance Certificate (EPC). This home energy assessment will provide you with a report measuring the impact on the environment and overall efficiency of your property together with a list of recommended energy saving improvements.
Nearly 40 per cent of the UK's energy consumption arises from the way in which our 25 million buildings are lit, heated and used. Even comparatively minor changes in energy performance and the way we use each building will have a significant effect in reducing energy consumption - and therefore carbon emissions.
The Energy Performance Certificate (EPC) is part of these new measures to improve property efficiency. It will include suggestions to enable homeowners to improve the energy efficiency of the building. This can mean lower energy bills for the occupiers, and could make homes more attractive to potential buyers and/or tenants. Certificates are valid for 10 years.
