Homebuyers Surveys and Valuations

As residential Chartered Surveyors, we have a dedicated Survey & Valuation department. Centrally based at our regional administration centre in Durham City, our team of experienced Chartered Surveyors cover the much of the North East. On a daily basis we are undertaking a considerable volume of professional work on behalf of a wide range of corporate and private clients.

We are able to provide VALUATION REPORTS which may be required for a variety of reasons including for security and lending, capital gains tax purposes, probate or in connection with matrimonial disputes. Our fees for basic valuation reports start from only £150 + VAT.

If you are buying a new home, you take an enormous and unnecessary risk if you decide to proceed without commissioning a formal survey of some kind. For your peace of mind we offer two of the market-leading survey options from RICS Surveys.

Firstly, we offer the RICS CONDITION REPORT. This is a basic form of survey which involves an inspection of all main elements of the property. The client receives a succinct and objective assessment which gives a condition rating (1-best; 3-worst) on each element. This service is valuable for buyers who are uncomfortable with relying on the valuation report provided by their mortgage lender (which is not a survey or based on a detailed inspection) and who would prefer the peace of mind of an actual survey. Our fees for the RICS Condition Report start from only £200 + VAT.

Secondly, we offer the RICS HOMEBUYER SURVEY. This is an extremely popular form of ‘economy’ service, updated by the RICS most recently in 2009. Following a more detailed inspection, the surveyor again gives each element of the property a condition rating. The report also gives useful advice and recommendations regarding any works necessary. Unlike the Condition Report, the HomeBuyer Service also provides a market valuation and a cost of reinstating the property for insurance purposes. Our fees for the RICS HomeBuyer Service start from only £250 + VAT.
